Excellent article Coby Lefkowitz. You beautifully clear up many misconceptions that, unfortunately, have driven harmful policy for decades.

A shift of property tax based on land area rather than the value of the property would get the city higher and more living space.

There are other cities in which to live. I spent 20 years in NYC and enjoyed it. Now I'm in Miami, and it's a vibrant and colorful alternative. Housing lately has become expensive, but not like in New York City.
