With a generous Base Income, we don't need rent control where the beneficiaries would NOT be homeless folk.

Rent controls distort the housing market, are costly to administer, and can invite corruption.

Rent controls don't encourage building new apartments, which lowers housing costs.

Half of NYC renters are on some rent control, and the renters without subsidize them by paying higher rents. Contrary to popular belief, landlords pay little of the difference.
